Do all the lots have a water view?
Approximately 80% of the home sites will have a view of the Caribbean Sea or the bay with mangrove islands. Other will have a gorgeous jungle view.

Does the purchase include dockage/usage of harbor facilities for my boat?
The purchase price does not include the dockage/usage fee of the harbor facilities; however the home owners have the privilege to be among the first ones to choose your dockage space. The harbor facilities will also be open for customers other than Playa Pristina residents.

If I purchase a home site now, how soon can I start construction? What is the deadline for building my home?
You can start the construction as soon as all home site purchase documents have been finalized and signed, the home site has been paid for and all plans have been approved by the Environmental Review Board of The Village at Playa Pristina.

How many houses can I build on a lot?
One structure is allowed on each home site. If the home site owner has more than one neighboring home site he/she might get an approval for the building of adjoining houses.

Can I run an air conditioner off a solar system? What happens if there is no sun?
The structure’s primary source of energy is solar power. As a back-up energy generator device a low decibel propane generator is accepted. An energy efficient air conditioning system is recommended in the houses; however, almost any kind of a/c system can be run on a large capacity solar energy. The back-up generator will guarantee that your home will have electricity, therefore it is air-conditioned. The generator can be programmed to turn on automatically when the solar panel’s battery charger shows low.

Is having a back-up generator a safe and not noisy solution?
A low decibel propane generator will produce enough back-up energy for your whole house without making much noise and disturbing the environment.

Does the composting toilet smell? Does it require a lot of maintenance?
A composting toilet looks almost like a regular toilet. The only difference is that it requires some attention when it needs to be emptied. Our Property Management’s Maintenance Department will regularly check the composting tank of your toilet and empty it as necessary.

How do I know I will always have clean water? What happens if Bocas does not get enough rain in the rainy season?
Bocas Del Toro province of Panama receives approximately 236 inches of rain, which means that it can keep your water catchment system full. However, as our climate changes, and if we do not receive enough precipitation in the rainy season, our Chinampa water garden’s grey water filtration will provide an addition source of water supply.

Why can’t I have a car or an electric car/golf cart?
The Village at Playa Pristina is an eco-friendly community. The lush tropical environment surrounding the buildings that will be erected on the property will be greatly disturbed, and might cause unreversable consequences in the biodiversity and the building of roads might disrupt the natural flow of the tropical precipitation. We would like to promote the natural way of living, a life that is different from the one other developments in the area offer.

Do I have to use the house plans that are designed by The Village at Playa Pristina or can I hire my own architect? Which one do you recommend?
You can hire your own architect or you can use one our house plans. The Environmental Review Board of The Village at Playa Pristina will ensure that all house plans are consistent with our Ecological Requirements, the building laws of the country of Panama and the requirements of ANAM (the Panamanian Environmental Agency). All of our house plans are created, therefore accepted by our Environmental Review Board.

Do you have interior design plans available?

Why can’t I fence my yard?
Our design plans will not allow fencing around your yard other than natural privacy protectors like native plants. However, no plants can obstruct the view of neighboring houses or obstruct the natural flow of the precipitation.

Can I have a garden?
A fruit and vegetable garden around the houses will not be allowed. The Village at Playa Pristina has created its own water garden for the purpose of growing organic fruit and vegetables, raising fresh water fish and making organic products for the residents of The Village at Playa Pristina.

Can I have pets?
No domestic animals are allowed in the homes of The Village at Playa Pristina.

If I don’t want to live in the house I build, can I rent it out to other (like friends, family or other visitors)? If you, as the home owner wish not to stay in your home for a short/long period of time, the home might be rented to tourists or visitors through The Village at Playa Pristina Property Management’s Rental Agency with your permission.
